Christy Kaupert has a point...not that the north beach area is undersirable although I don't think it's anywhere near its potential, but that a great place to look is N Padre/South Mustang Island. There are some extremely high quality, new developments there. This area is truly coming into its own in completing head to head with other US beachfronts and the asking prices are reflective of that. We represent the developers of two very nice properties in that area and have been extremely pleased with the response from all over the US. I am a Realtor on the Texas coast and appreciated your question...it inspired me do some research!
Villa Del Sol was built in 1981, making it now a 27-year-old property located on the Corpus Christi Bayfront. At 27 years of age, Villa Del Sol exhibits normal wear issues common to a property of this vintage and especially one that is exposed to harsh waterfront elements.
There is presently something of a rehab underway which is positive considering the property's age. However, some owners - many of whom own their condo(s) as investments - may see construction and such as a deterrent to vacationers wanting to stay there and may view this transition period as a good time to sell...hence the number of units on the market.
Villa Del Sol contains 411 units, of which 65 are on the market (about 16%). This is admittedly a lot of inventory. However, there evidently is a market for these units, as 29 units have sold since July 2007. Vill Del Sol is aggressively marketing its units to vacationers, as evidenced by ads in San Antonio I have personally seen in the past few weeks. They understand that they must overcome objections through marketing and providing incentives for people to rent (and buy) those units. I'm working with a major new residential development in Corpus Christi, and therefore have spoken with several lenders about the availability of funds for home site purchases and home construction. So, I am going to answer your question with a question: What type of property are you intending to purchase with the funding you acquire? Interests include saltwater fishing (more of a passion than an interest), hunting, ranching, eBaying, cycling, golf, spending time with friends and family.
