Ms. Taylor, I am not familiar with the real estate laws in North Carolina, but my advice is that in a market like this, the seller needs to consider paying for inspections. As a sellers representative in Florida, I would suggest to my sellers they spend a few hundred dollars and proceed with the contract. It's very difficult to sell in this market and you and your agent need to do everything possible to get the house sold. Don't let a few hundred dollars ruin the sale of the property. Right now pricing is the only thing holding a property from selling. So consider lowering the price and make sure your agent will fully market your property. Do you have any pets and how big?, Do you prefer to live in a Condo or a Single family home? Do you need to sell in Orlando before buying in Miami? Double moves are costly and we try to avoid them.
