I'll give this question a shot.
I like to educate my potential clients about the importance of knowing their rights under South Carolina Agency Law. Potential clients should know about their level of risk when purchasing real estate without representation. Everyone should work with someone that is legally (and ethically) bound to represent their best interest AND knowledgeable about the real estate sales process.
That binding occurs upon completion of an Exclusive Buyers' Agency Agreement.
In my opinion, EDUCATION is the best strategy. Educate your potential clients about the benefits of working with a Buyers' Agent. Educate your potential clients about their rights under the law and that Buyer Representation services are (more times than not) FREE to the homebuyer.
Also, I use my blog to educate potential clients about agency BEFORE meeting with me!
