I think rent to close is a great option. VA loans can be done in that time frame but it's usualy an exception to the rule. In this market there are many owners who would be willing to do the rent to close as long as financing is in place. Feel free to call us any time.

There are builders who will do trade-ins but they will still only offer market price and then they will put whats left over towards your new home that they build/built. You need to have a CMA done to determine just where you are at in todays market. Did you do no money down financing? If you didn't you might be able to have the property rented and only kick in a small portion extra to keep it afloat. That would be ideal and would afford you all of the tax breaks for renting your home while you wait for the market to rebound. Then you can sell it and parlay that money via a 1031 tax exchange into another investment property that will cash flow while avoiding some capital gain tax.

I think it's great that you’re thinking about buying an investment property. The only thing that I would take into consideration is that you want a home that isn't going to constantly need repairs. I'm sorry that your having bad luck with selling your home. The obvious thing to do is to make sure that the property is tidy and is priced accordingly. Make sure to have a new CMA done in order to insure that you're at fair asking price. I'm not sure if the home is vacant or not but renting it out can be a desirable option too. Make sure that your REALTOR is using multiple advertising resources and it doesn't hurt to have your neighbors tour the property so they can be extra eyes and ears for you. This program teaches rising professionals (in Colorado Springs) the value of building good relationships in the community as well as what challenges this particular community is facing. It helps one get engaged both on business and philanthropic levels and is a wonderful group for building relationshiups. I also enjoy film, reading to my little girl and talking long hikes with my bloodhound "Bailey."
