The Wagner iTeam was created by Derek and Mariana Wagner, who have been actively involved in the Colorado Springs Real Estate and Monument Real Estate industry, as full-time Real Estate Agents in Colorado Springs and Monument since the memorable day of 9/11/2001 - a day that will be imprinted on our minds and hearts, as Americans, forever.

We specialize in Northern Colorado Springs Real Estate and Relocation as well as Monument Real Estate and Relocation - including First-Time Home Sellers and Home Buyers, Military PCS and Military Relocation. We are honored that we are home to many soldiers and officers of Fort Carson Army Base, the Air Force Academy, Peterson AFB & Schriever AFB, Cheyenne Mountain AFS and NORAD. We are a great mix of native (Derek) and transplant (Mariana), so we can offer you both the area knowledge of a native and the experience of relocating to our wonderful city by a transplant.
Beyond Real Estate? Derek is a Colorado native, and has lived in Northern Colorado Springs for most of his life. Mariana spent her childhood in New York City and Portland, Oregon. She moved to Colorado in 1994, where she and Derek were married. We have two young sons and we believe in spending quality time with our family. We enjoy snowboarding, hiking, all kinds of music, traveling (both nationally and abroad), BBQ-ing with friends and family, and real estate investing. Additionally, Derek is a superb cook and enjoys making feasts for all of our friends and families. Mariana is also enjoyes writing real estate focused articles that she publishes in on their real estate blog- Springs Realty Scoop.com.
We love being a part of the business of Colorado Springs and Monument real estate, here in the beautiful foothills of the Rocky Mountains. We also enjoy the diversity of the housing market and the many different neighborhoods that Colorado Springs and Monument has to offer.

If you are disabled, you may want to look into a program offered by Colorado Housing and Finance Authority (CHFA) for people with disabilities called HomeAccess or HomeAccess Plus. You can't make more than $39k a year, and can purchase a home up to $292,500 - which is a great price, here in the Springs. These program offers below market interest rates and other financial assistance to get you into a great home. RE: Putting price on a flyer:
I do not belive that flyers sell a house at all. I put them out at a Sellers request (under certain circumstances) but the flyers are created for the people who take them. People who pull flyers want the price and (from my experience) are angry if the price is not on the flyer. If the home is interesting enough - they will call: price or no price. - Wed Nov 28 2007, 07:38
Okay ... We only supply flyers to our BEST priced homes in the BEST condition. Otherwise we would be advertising how overpriced we are to the whole neighborhood. Other than that, honestly ... we receive no less and no more calls with flyers vs. no flyers. - Tue Nov 27 2007, 20:45
There is no standard asking price. Ultimately, a home will sell for what it is worth - regardless of the market and regardless of the sale conditions. You must also remember that the bank that is getting the short sale will want as much as it can get, and will not even look at super low ball offers.

Definitely talk to a lender, but our recent experiences with home buyers has shown us that scores under 680 are more difficult to work with than they were a few years ago. However, if you are above the 620 mark then you still have hope ... - Tue Nov 27 2007, 20:50
