David - there is a large difference between the assessor's market valuation compared to the true market value of your home. As you know prices are falling in the area. I'm seeing prices in the range of those from 2004 and 2005 housing market. The assessor's market value comes from the last assessment. The assessment occurs every two years which can result in large differences between the assessed value and the market value. Normally the assessed value is about 10-15% below the current market value. Since we are in a depreciating market that doesn't hold any more. I'm seeing the list price in many areas below the assessed value from the assessor's office. The best way to get the value is to find out what homes have been selling for in your area and go from there. I'd be happy to help. Go to my website to get contact info. I would shy away from anyone who says they have a formula or statistic that they can apply. It doesn't work that way. Another challenge we are running into is that appraisers will use values for what homes of comparable quality have sold for in the same area during the last six months. Since the market is changing, when you list a home and base it off the current market (including sales during the last six months) you need to be aware that if you sell your home in 3 to 4 to 6 months later the market may have changed during that time and you may not have comparables to support your value and you may not get an acceptable appraisal. So what you say? If there isn't an acceptable appraisal on the property the buyers won't be able to get a loan and you won't have a sale and closing on your property. David - Good question! There are tax sales for non-payment of real estate tax. I can provide you with additional information if you would like. The El Paso County Public Trustee has the responsiblity to sell properties that are deficient in tax payments as well as those that are in foreclosure. Purchasing foreclosed properties in Colorado Springs can be lucrative but tricky. I can also provide you with information in that area as well. A lot of it comes down to what your goals are, how much you have to spend, if you have access to hard money or have adequate cash on hand to make a purchase, etc. Visit my website for more information and for my contact info if you'd like to dialogue further about this area.
