"Manon saved the closing for us. The buyer's bank rescinded the committment letter two days before closing, the buyers got nervous, and she along with her team managed to find a bank that issued the loan in less than 48 hours. As if that were not enough, she mananged to do that while in Europe for the Christmas holidays (we closed December 21)."

We have currently 43000 homes for sale in Miami-Dade county alone, the inventory is huge and I am sure we can find the perfect house for you. What I usually do with out-of-town buyers is to send them a selection of available properties via email and await the feedback. That way I can fine tune my search criteria and come up with a selection that will work for you.
As I am sure you know, prices in Miami have dropped drastically and with skillfull negotiations purchase price can be reduced further.

this house has never been reduced in price it was and still is listed at $295,000. Please know that it is a short sale and that these most often are very time consuming (we are talking up to 9 months) and the outcome is until the very end unclear. There are many, many good, regular deals to be found and the transaction is so much more efficient - you know within days if the deal will go through.

Yes, you can make an offer. However, please keep in mind that the listing agent is more than likely looking out for the seller and not the buyer (there are a few exceptions, though). It is in your best interest to work with an experienced Realtor who looks out for you. With skillful negotiations you can save a substantial amount of money, especially in this market.

There are two units for sale, both for 377k, and they have different maintenance fees. Unit 232 has 1129 square feet and the fee is $542/month. Unit 1741 has 1423 square feet and the maintenance is $696/month. Whatever you decide to do, I would not recommend purchasing through the listing agent, because he or she, more than likely, will look out for the interests of the seller.
