Wanda - is your husband a long distance hauler? The Triangle area has good access to Interstates 95 / 85 and 40 which will give him great access to the eastern US for trucking. This area also has numerous hospitals and medical facilities. I'm on the east side of the triangle, near I40 and I95, and there is plenty of land in this area. Oriental, NC Lots for Sale and Subdivisions

The MLS will be the most comprehensive list of lots listed with real estate agents. Owner sold lots may not be listed in the MLS. A real estate agent in the area can send you list of whats available, and usually set you up so that any new listings are sent to you automatically. - Thu Aug 7 2008, 11:13

Sheila - Are you asking if you can move into the house here in NC before your house in Maine sells? If so, that can be tricky, You'll either have to qualify to purchase the NC home while owning the Maine home, and have two mortgage payments, or you'll have to come down and rent a home in NC while selling your Maine home, and have rent and mortgage payment. You'll need to talk to a lender in NC to see if you qualify for the first, and if not, then talk to a management company to see if you qualify for the second.

Does anyone know about Summerlyn Groves in Clayton, NC?

Summerlyn doesn't have sidewalks, so the children would either walk in the yards or streets (which is not a good thing) Summerlyn doesn't have tennis, and the pool isn't built yet. The pool is being built by the developer, not Lennar who is building the houses. If you inquire about the pool, they will tell you it is "planned". You have to be very careful if a pool is important to you since it isn't built yet. It is possible they will cancel the pool, as this has happened in the past.

Both are good communities and have their pros and cons. Cobblestone is located closer to the bypass, so commutes to Raleigh are a bit shorter. One thing I would suggest is look at the area around those neighborhoods. The area around Cobblestone has smaller and older homes, while the area around Summerlyn has larger and higher priced homes. Also, Summerlyn is across from the new Clayton Town Park, which will be a good place for the children to play when it is finished, but you'll have to drive them over when it's open, you wouldn't want them crossing Glen Laurel Rd to get there, way too much traffic on that road for children to cross alone.

Summerlyn will be in the new Powhatan Elem that is opening this fall, so no track record is available for it right now. It will be getting a lot of children from East Clayton, and the principal from East Clayton will be the new principal at Powhatan, so I think looking at East Clayton will give you a feel for how Powhatan will perform. Cooper did fail to meet the requirements of No Child Left Behind last year, and is facing sanctions for that.

Kenneth - With the current slowdown in our market, and the lack of activity in the neighborhood, You've got a tough job ahead of you. Taking a quick look at the MLS, there are 3 current listings in the neigborhood. One of which has been listed for over a year (3 listings, one expired, one withdrawn, one current active) and one listed for five months (one withdrawn listing, one current active listing) and then your listing, which is a little over 2 months on market. The last sales in the MLS in the neighborhood are from late 2006. So nothing has sold in the neighborhood in 20 months.

I would recommend retaking the front picture of the house, it's smaller with lots of empty white space around it. Thats the first thing many buyers will see online, and it doesn't catch they eye very well.

One of the listings is priced $50,000 below your listing, which isn't going to help you at all. As for your price, what are comparable homes nearby (outside the neighborhood) selling for? There maybe things out of your control like the surrounding area that will hamper resale. Location, Condition, and Price are the three factors that will sell a home. You have no control over location, and from the pictures the condition looks good, although I am hearing more negative comments about dark paint like in the dining room, so price is the only factor you have left. Judging from the two other houses in the neighborhood that have been on the market longer, I think you're price is high if they want to sell. Right now buyer's want to think they're getting a value in a purchase (even when sometimes they aren't) Are you getting showings? If you're not, then you need to lower the price to draw people in. If you are, then you need to identify why they aren't buying the house and correct that problem.
