I don't have the statistics on the Dayton area as they are in a separate multiple listing service than is Cincinnati. The absorption rate, which says how many months of inventory there are, in Greater Cincinnati is 9.8 months. A balanced market is one where there are 5-6 months of inventory. Keep in mind, location-location-location. Your best bet is to research the absorption rate in the specific community you're looking in.

As always, honesty is the best policy. If you feel you need to switch buyer's agents be candid with your agent. While it's painful to lose a client you've been working with for some time, constructive criticism will only help the agent in the long run. To ensure you don't end up with a second agent you don't feel is right for you, seek recommendations from friends and colleagues who have recently purchased property. You can even chat or meet briefly with these agents to see if you and they "connect." Good luck in your search!

Good Heavens---I hope you're not paying this agent anything! If you have this many questions and really need to sell your condo, please, please hire a full time professional who can guide you from start to finish. With the number of units Drees sold of your floor plan there has to be plenty of comparable sales to choose from--recent sales that show what your property should sell for. Incentives DO NOT sell homes. You're trying to save money on a full time agent yet you're talking about giving it away in a sales concession/incentive.
My clients receive the best sale to list price ratios--better than their competition because we study the market and work the market we're in. If you want the help, I'm an email away.

The fsbo with agent assistance doesn't help you, to be brutally honest. But, if your showing traffic has been good, as you say, then it could be the location, the lot, better priced competition . . . but showing agents may not give you the feedback you really need-who wants to be rude to a homeowner right to his face? If they're not making offers---you have to reduce the price. Apparently the buyers are out there which is great to know! In this price point you can't just reduce it by a few thousand dollars and induce buyers to write offers. From what I can tell by the photo of your place it looks like one of the Drees built condos-- a reputable builder in the area. Go with $150,000 and good luck! - Thu May 1 2008, 13:45
