No discounting fees are not effective at all in my area. I explain during my listing pitch that how is an agent making 1% going to possibly market a property a property and do you feel comfortable having an agent represent you that can't even negotiate a fair commision for themselves. 7 out of 10 times they will go with me and other times they will go with the other agent and then call me when that contract was up and tell me I was correct, and then list with me. Don't depend on any sites such as Zillow or the other one mentioned. Dino hit it on the head have a Realtor run comps off the MLS of the area from the past 3 months. that is the only truly accurate data. - Wed Jul 16 2008, 18:27
