I'm looking for a short sale expert in Chicago illinois

Have you heard these claims:
*You can't do short sale when the sellers aren't delinquent.
*You can't protect a sellers credit if they do a short sale.
*You can't get paid your full commission on a short sale.
*You can't do a short sale with a seller who has assets/cash flow.
*Commercial properties can't be short sales.
*ect., ect., ect.

Well, I'm here to tell you that we can and do all of these supposed "undoable" deals. How? It's simple - we know what we are doing!

I'm serious, I have never seen anything but "paid" That does not mean that it won't happen another way. It's up to the lender. Also, I have only seen one time where a short sale client had to pay anything afterward. No legal fees, etc. This client agreed to sign a promissory note for a fraction of the amount that we discounted. - Wed Feb 6 2008, 07:01
every short sale that I have ever done has been reported on the subjects credit simply as " Mortgage paid" What will not be affected is any late payments or NOD's already filed. If you need help with the short sale, please contact me privately. - Tue Feb 5 2008, 11:03

I have a three bed, 1.5 bath townhome that was recently rehabbed in Edgewater, just steps from the Lake. We have it listed at 275K. I did a short sale on it, and that is why I can list it under market value. Contact me for more info. - Tue Feb 5 2008, 11:05

Do a land contract, not a rent to own. A Land Contract, also known a s a contract for deed, is essentially a purchase contract with a delayed closing, and a provision for paying some sort of monthly payment in between. Contact me if you need more info. - Tue Feb 5 2008, 10:59

Im looking into foreclosures or bank owned

The way to get the foreclosure deals is to not buy foreclosures-rather buy PRE-FORECLOSURES! The discount deals are made on shortsales, not REO's. What incentive does the bank have to make a deal on a home that they have already reported as a foreclosure and already spent money taking back?
