""We heard that Rachel had a lot of success selling homes quickly by “staging” homes prior to sale and promoting her listing in several unique ways. We took Rachel’s advice by donating some of our unneeded belongings to local thrift stores and rearranging and moving furniture and accessories. If you find a specific home and feel that it may have structural issues - here's a strategy I've recently used. I hired a structural engineer do the home inspection instead of a typical home inspector. This will cost more money for the inspection, but can save time and money in the long run since you don't have to pay for the home inspection and later a structural engineer's inspection. I've recently used Bruce Raymond of Raymond Engineering, 919-942-7000. Inspection prices vary based on size and age of home. Good luck! - Tue Jul 8 2008, 13:03
Elizabeth, Looks like you've received some good advice below. The other consideration (without having seen the house and knowing the market prices in your area) may be to have the home professionally staged. The cost of home staging is often significantly less than a price reduction and compliments the effect of reducing the price. You'll get better photos, which should result in more showings and the house will show better as the buyers tour. Staged homes typically sell for more money and/or in less time. Staging would also be very important if you move out - a vacant house looks so cold and it can be difficult for buyers to picture how the furniture would layout in the rooms. Ask your REALTOR for a referral to a professional home stager. You can also visit

East Village Condos, in Carrboro, right at the Chapel Hill/Carrboro border are excellent for UNC students (and investment purposes) since it is walking distance to campus and many nearby restaurants. The condos are completely renovated and have fenced backyards similar to a townhome. Visit

2007 Graduate of the Chapel Hill-Carrboro Chamber of Commerce's Foundation for a Sustainable Community Leadership Program. Leadership is an 11-week program designed to provide participants with an in-depth look at our community including government, the university, healthcare, crime, and economic development. Participants are also challenged to develop their leadership skills by participating in a full-day ropes course and leadership camp, and by attending various coaching sessions to develop skills. Other tasks required for graduation included riding along with a Chapel Hill Police Officer on patrol for 3 hours, taking public transportation, and attending Town of Chapel Hill public hearings. I was very proud to be part of the 2007 class, which when tasked with raising $500 for a local non-profit, put together a event at the Carolina Inn which featured a performance by DSI Comedy Theater and a silent auction and raised more than $14,400!
