Should I buy now or wait a year???

Hi Becky,
This is the most opportunistic market for buyers than we've seen in a long time. There are so many places in the Tempe, Gilbert, Chandler area for sale at the moment that are very reasonable. The interest rates this past week have been bouncing between 5.76-6.5% which is very good.

No one can really predict what the market will be like in a year from now or what will happen to the interest rates that far out. The only thing we know for sure is what the market looks like right now.

I am encouraging all of my buyer clients to snap up the deals available.

Maricopa has been hit particularly hard by the down turn in the real estate market. As a result, there are several homes for sale on every block. Many are foreclosures or short sales. If you are an investor and have time to wait for the market to turn around in Maricopa (2-3 years) now is a great time to buy and hold. Prices are very low with sellers anxious to negotiate. I have buyers closing this week on a 1600 sq. ft. home in good condition built in 2005 for $110,000. - Mon Jul 28 2008, 19:14

Hi Carl,
The difference in the two previous answers to your question is about 6 months, which in the Phoenix area market, is a lifetime. Prices have dropped for small homes in Tempe as they have throughout the east valley. The good news is that Tempe prices may rebound quicker than some of the outlying towns because it does not have land available for new developments. - Mon Jul 28 2008, 19:02
