My real estate career began in 1985 in Illinois. Moving to Arizona in 2001, I was ranked second highest in production for my entire Real Estate office. I am a multi-million dollar producer, specializing in residential, vacation home/cabin, Active Adult communities and relocation, representing buyers and sellers in the Phoenix East Valley as well as the White Mountain communities of Show Low and Pinetop/Lakeside.

"We live in DeWinton, Alberta and after this last long and cold winter, we decided to look at real estate in a warmer climate. The rise in the Canadian dollar relative to the US dollar and reports that Phoenix area real estate had dropped significantly in value, prompted us to consider purchasing a winter vacation home. We found Amy Jones’s name and two other real estate agents by doing a Google real estate search. One agent did not reply to our email and the other offered us free gifts or reduced fees if we would use their services. We did not want to deal with an agent that promised gifts or reduced fees. We wanted a professional agent who was extremely knowledgeable in real estate and able to answer all the concerns that a Canadian resident might have. Amy responded promptly to all our numerous questions about Phoenix area real estate, legal matters, insurance, security and safety issues. It could be a number of reasons, Becky. Our market is slow right now, however, if your home is priced well and shows well (both in person and on the internet,) you should be having some activity. Have you asked to look at your listing on the MLS to see how it looks there? Also, you might try running your address on a Google search to see if it shows up. It should if it's being marketed on the internet where 84% of all buyers start their search for a home.

Your agent can provide you with current comps to make sure your home is still priced where it should be as our market is still trending downward unfortunately.

I once sold one of my listings while I was standing at the pump filling my car with gas. The couple behind me noticed my 1CASA4U license plate, asked if I was a Realtor and told me they were looking for a home. After a short conversation I mentioned that I had a home listed that might fit the bill.

Long story made short they bought the home.

I have sold a lot of houses. But, I have sold more houses at the gas pump than I have at an open house... Guess I should spend more time at the gas pump on the weekend. Makes about as much sense as sitting in an empty house hoping someone stops in. - Wed Sep 3 2008, 19:40

The home I lived in that was sealed for Scorpions was 2333 square feet and a 2 story. This was 7 years ago so prices may be a little higher now. I actually had black lights in my bedroom I would use at night so I wouldn't step on one and I made sure none of my bedding touched the floor and put the legs of my bed in glass jars...I really didn't want to sleep with one of those buggers!

If you like cats (I don't), they are the natural predator of scorpions...but you can't declaw them since that helps them kill the scorpion.

I'm sure you've heard all the other helpful tips about getting rid of their food supply...crickets, roaches and spiders. So pest control monthly is a must.

Hi Ed,
I was once known as the "Scorpion Queen" after killing over 90 scorpions in my Warner Ranch home in Tempe over about 6 months. I had the home sealed at a cost of about $700 which cut down the scorpion sitings inside my home to about 1 a month. Unfortunately, scorpions are very territorial and especially love preserve lots and golf lots or homes that are built on old orchard sites. I used Arizona Exterminating for the sealing and also posted an article scorpions on my blog at the link below. Good luck! - Wed Sep 3 2008, 07:36

what does the term mean in a listing no SPDS avilable?

I would suggest if you are making an offer on a home where no SPDS is available, make sure you ask your agent to provide you with a blank copy of the SPDS document so you can see exactly what information the seller is NOT disclosing to you. It's good to be fully aware.

When I represent buyers on a property where the SPDS is not provided, I provide the buyers with a blank copy of the SPDS for their records and have them initial it indicating they have reviewed it.
