Hi Randy
I think the other answers do a good job of explaining the risks involved with trying to sell short to a family member. One thing that would be ethical would be to have your parents buy another home in the area that you might later purchase and then short sale your current home in the open market. Nothing wrong, no foul, you stay in same area, maybe get a better house at the same time with no problems.
Hire a professional for both the purchase and sale to assist you, you won't pay for either one and can stay clear of trouble. - Fri Nov 14 2008, 16:28
This home looks to of had the same owner since March of 1976 and may not have a loan against it.
The taxes for 2008 are $1551.48 for the year.
Looks like a nice solid home, taken care of etc.

Do you have equity in AZ you need to buy in Dallas?
Are you suited to be remote landlords?
Do you think you might return to AZ and want this home?

You might of answered your own questions, much of this is personal.
Will your home be worth what you owe on it in 5 years?
If not will you be able to come up with the difference at that time?
Are you ok with damaging (trashing) your credit for a few years?

The average days on the market is subjective to the way the data is pulled.
I ran a search for single family homes with a status change after 4-1-2008 and the average is 149 days.
It is often more meaningful to provide some more parameters to narrow in to the target you are looking at. - Mon Oct 27 2008, 19:11
