I am a UK citizen with permanent residency and agree with the comments of Tonje. You need to consider the ways to take title in Arizona and the tax implications for your friend. If he/she is a resident and paying USA taxes, there shouldn't be complications. Please do consult an attorney or, at the very least, speak to a title company. Contemplating moving to Arizona from Memphis, tn.

I agree with Tonje that you shouldn't buy a house without seeing it first. It is a dangerous strategy. There are many homes on the market at present and when you arrive here you should be able to select a home and close very quickly. This particularly applies as you have a good amount of cash to put down and presumably are pre-qualified for a loan. I would also not submit offers without REALTOR representation.

My first question is, where will you be working in the Valley? This is critical because you don't want to be driving a long commute every day. You seem to only be considering the south valley. I would suggest you also consider Surprise where there are great deals to be had at present.

I moved to AZ nearly 6 years ago from the UK so I know what it is like to have to serach from afar. However, I was here to buy my home and would not of considered doing so without being able to see the model home and lot which I purchased. I don't think you are asking too much. At Prudential American I can provide everything you need plus the Prudential Online Seller Advantage which provides weekly reports showing how many times your home has been returned in searches on various websites. With regard to personally showing your home, I'm afraid there is no substitute to the lockbox for making your home readily available for showings. In this market you don't ever want to miss a showing by insisting that your listing agent be present.

With regard to the fee, please remember that if I charge a 6% fee, half of this is going to be payable to the buyer broker. Therefore, in effect, I am working for a 3% fee part of which is then payable to my Broker. I'm not making excuses for chargeing the fee but the amount I receive is not 6%!

You mention that you have "agreed" a market price. Is this your price or is this a figure you have arrived at following the presentations by the 6 agents? In this market you really need to be guided by the market evidence when listing your home. In order to sell your house has to be the best house at the most competitive price.

The "starting bid" is what it says it is....a bid at which the auction will start. It is extremely unlikely that a house would sell at the starting bid. After all, the auctioneers job is to bid up the price. Most houses will also have a reserve price, below which the home cannot be sold.

There is very good value in the market at present without going to an auction and I recommend you work with a reputable buyer's agent to secure the house you want.
