Does home have water & sewer and have assessments been paid?

Jay LaGace answered:
This home does not have water & sewer and is in the SW 6/7 assessment area, due to get assessments next. It is also on a triple lot so the costs will be high, regular costs are about $17,000 for a regular lot which includes the impact fee. This will be higher. This home is also a short sale.

It is without any doubt still a great time to buy here in Cape Coral. You cant build a home for what we are selling them for now. There are homes that are being sold for about $40.00 a sq ft. Thats at least 60% less than what it would cost you to build.

Deals yes, but is, but is it to hot?

Not too hot at all.. I am originally from the Midwest, Chicago area.. I hated to shovel snow. I hated driving on ice...

What is really hot here now is the fantastic prices on homes. Homes that were selling a couple years ago for $250,000 are now selling for under $100,000. There is quite a bit of inventory to choose from.

I just sold a brand new never lived in pool home last week for $110,000- who would have thought???

Imagine being able to fish on Christmas and not be drilling holes in the ice?? LOL

Palm trees, sandy beaches and lots & Lots of Sunshine....

Joseph, you leave alot of unanswered questions. You may have several options depending on your situation. I would suggest that you give me a call and we can talk about what the options may be for you. Homes are selling here and selling very well for the past several months. I am unsure of when you bought and what you owe so its hard to say if you could sell now. A viable option may be a short sale, this is where we try to negotiate with your lender to accept a price lower than what you owe for your property.

Yes, you can sell. Like the last agent said you will have to be very realistic about the selling price.
There are many many buyers here now and they are buying. My opinion is that this season will be the best we have seen in quite a few years.
You have to remember that your competition is all of the bank owned homes that are available, most of these are price very well, therefore you will need to price well also.
