I have an investment home in SW Cape Coral. It's a 1 year old 4 BR/triple size lot w/lanai enclosed pool.

Hi Alan,

I'm sorry to hear your situation. One in three are in the same upside down position you are in Lee county. Your tax assessed value is 218,700.00. Not many buyers are willing to pay higher then assessed value. We should not be guessing what will happen to your credit, etc. as so many variables come into play. I would recommend speaking with an attorney who can better help you. I can highly recommend Sylvia Heldreth 239-542-8899. She is really great and handles Real Estate Law. Just to let you know,I spoke with and confirmed the fees with the listing agent before I posted my anwser. You are getting many anwsers, so I thought I would post this again. Below are the fees associated with this property.

Yes, the community association fees are 140.67 a month and the Ashmont neighborhood fees are 155.00 a month; total 295.67 monthly. Please let me know if you would like any additional information or would like to go take a look.

I used to live right outside of DC in Maryland, and I can tell you this is so much nicer in the summer. In Cape Coral, we have a wonderful breeze off the canals. As Scott said, I definitely think the deals are hotter then the temp. I think the fact of not having to shovel snow, greatly outweighs the warm summers. We're from NJ & want to buy in Cape Coral but we can't figure out which section. They seem very varied?

As everyone has said you would probably be interested in the SW section. When you say beaches or beach access road. We do only have one beach in the SE yacht club area, the oldest part of the Cape. But we are just a short drive or boat ride to many others. If you would like me to send you a map of the area so you can get a feel for where everything is, I would be happy to. Many others are taking advantage of the great prices and doing the same as you. I just sold a Gulf access home to a wonderful couple from Egg Harbor. Now, they can not wait to retire, and come once a month to visit. We have a wonderful new comers club when you move down.
