I am a great real estate consultant. I have worked in the field of foreclosures and short sales since the first day I began real estate. I love my profession and I enjoy coming to work every day. I would like to help each and every one of you own a home and an investment home ( I would like all of my clients to purchase 1 investment home a year). I attended the University of California, Irvine as a Political Science major with a minor in International Studies and Chicano Studies, with the intention of pursuing a career in law, but real estate knocked at my door and here I am!!

Luie you are about 25 days behind. You should really hire an eviction attorney to evict your tenants. Right now the courts are swamped and it is taking longer to set court dates. A notice to pay or quit doesn't do much if you don't know what follows and by the looks of it, your tenants know the drill. Seek out an eviction attorney and they will have them out in no time!

At this time most REO's are required to have a pre-approval from the banks loan agents before an offer can be submitted. This is a requirement from the bank. I have noticed that agents listing short-sales and regular sales are also doing the same, I stay away from those. On the REO's I comply because it is usually a bank requirement, but if an agent just wants to be difficult before we open escrow, then I advise my client against it.

Daniel all of your questions seem to be tenant related. Are you looking to move or just need some leagl advice in regards to tenant disputes? If you do, this is not the site that will help you.
