"To whom it may concern:
I used Artur Urbanski, as an agent to represent me in my recent house search. This was the 8th house I have purchased in my lifetime, and for the first time, I felt comfortable and compelled to provide a reference.
Compared to other agents I have used in buying and selling transactions, I feel that he provided several important advantages in helping me complete the purchase.
First, in a financial transaction in an illiquid market, where value is in many ways a matter of personal taste based upon feelings rather than financial discipline, he helped bring the most structure and quantitative discipline to the offer process I have encountered. He helped me understand a rational way to price and evaluate a homes intrinsic value. While nothing is perfect, it helped me get comfortable that the offer I made most closely aligned with the long-term value of the property.
Second, in negotiating the deal points, Artur proved a valuable go between in what was a rocky negotiation process. He helped negotiate through some very difficult issues, and helped me appropriately discern the difference between deal breakers and reasonable accommodations. I never once felt that he just wanted to complete the transaction. I always felt that he placed my interests first, and he would counsel me to walk away from the deal if he felt it was not in my best interests, independent of what my feelings were.

I don't think Tim. First You don't need to drive as much as you used to. Second, buyers like to do search themselves, sporadically only asking agent to help them open the house. Even in such situation, they often prefer to be in control and drive to the house themselves. To earn an "old" commissions buyers' agents will be working harder, but smarter. They will be offering analysis of information, strategies, options for buyers to choose from. Possibly , they will be charging fees for some services apart of (in addition?) to commission. Hi Bunnyin,
These are good questions. Let's start with waiting. Considering that we have not seen the pick of the crisis yet (a lot of ARM loans will be increasing their payments over next 2 to 3 years what will lead to many more defaults and foreclosures) waiting might be a long order. At least it is my personal opinion. Regarding short sales - they are frustrating. At the same time - they offer great opportunities. There are so many of them that it is becoming much easier to pick those that are managed by agents experienced with short sales and more and more becomes pre-approved by lenders (how it is possible and why it is happening is a separate topic). So, spend time looking for right agents and right opportunities. Nice thing about REA sales is that they offer quick and easy sales, however prices are not necessarily as good, as REO agent need to "spruce them up", what costs money. Following that, obviously they want to recover it by raising prices to a market value. This, however is proving increasingly difficult as prices are still having downward tendencies (not everywhere of course). So, it might make sense to find a qualified "real estate consultant" and use his/her guidance in doing the search. Hope it helps. - Mon Jun 30 2008, 00:31

The market value for the house is somewhere in the range of $700,000 to $780,000. Overall, even in Millbrae, there is a downward pressure on prices (possibly summer will slow it down or possibly reverse for a short while). Listing is an invitation for offers. Make your offer and see what happens. You have nothing to loose. Possibly, the Seller has to sell urgently and this will increase your chances for a low price. Good luck. - Sat Jun 28 2008, 12:05
Hi Al,
This is the same for the entire Peninsula. Properties closer to 101 are less expensive, and as you move West and up the hill they become more expensive. 101 traffic is definitely one of explanations. The proximity of the airport and noise it generates definitely contributes as well. The values in Millbrae stayed high during the current crisis and good schools, especially Mills High School (the best public HS in SM County) have a lot to do with it as well. - Thu Jun 26 2008, 01:05
