One of my best qualities is my patience. Buyers and sellers never feel any pressure from me. My clients like working with me because I give them the facts and they always know that I'm looking out for their best interests and not my own. I provide them with the full service that they deserve and this sets their minds at ease during the selling or buying process. I don't claim to be the best but I will make the claim that I always try my best for all of my clients. I have a lot of respect for my colleagues in this industry and I know we all try to be ethical in our practice. In any field you will always find a few bad seeds and I can tell you that I am not one of those bad seeds but I would rather earn your trust.

That's great news. Before you get bombarded by Realtors saying they'll write the offer for you please consider a few of these tips:
1. Get prequalified by a mortgage professional and make sure they are DRE licensed.
2. Choose a Realtor that is looking after your best interest and try to avoid making the offer through the listing agent in order to avoid any conflict of interest.
3. If you've been shown the house by a Realtor already, give that Realtor the opportunity of writing the offer for you.

South Pasadena is a great area and so are the other communities you have named. La Crescenta should be more affordable than La Canada. It seems that you have done great research and you should really determine if you are going to put your kid(s) in public v. private. Obviously if they are in private it doesn't matter if you live in the district. You can also retrieve crime data from the FBI or I believe sites like Trulia and others have this information. I know that you want to be in close proximity to your husband's work but San Gabriel and Arcadia also have good schools. Like I said it seems that you have been doing a lot of the homework already but don't be afraid of contacting a local Realtor and ask for some advice. Things from places to eat to points of interest. I myself am available but if you are dealing w/ someone or decide on someone else I just want to welcome you and let you know you have a local friend. - Tue Oct 14 2008, 12:28

In a nutshell a short sale is when the home is being sold for less than what is owed to the lender and the seller can not pay for the difference. Although the seller may agree to a sales price all terms and conditions must be approved by the lender. There's pros and cons but for everyone it is different and a seller should consult a real estate or tax attorney to see how it would affect them. For the buyer it is another opportunity to get a property at a discounted price if the lender agrees but the process is a very long one so you must be patient. - Wed Oct 8 2008, 08:25

Wow!!! In my mid 20's my ex-wife was accumulating $100k in debt and I was living check to check. You are ahead of the curve. I have to agree w/ Michael and finding a great lender is just as important as working w/ an honest and hard working Realtor. You need a great team behind you to make sure you get into the right home and get the right financing. There are a lot of other things that a lender also needs to know besides income and savings. They are going to know you very well so if you need help with your search or interviewing a couple then call me or email me and I can forward you the names and numbers of people that I've worked with. Just don't have everyone run your credit because you'll hurt yourself.
