Choosing a Realtor that lists and sells a large volume of homes may not be the best fit for you. A high volume Realtor may not have sufficient time to give you the customer service that you need, demand, and deserve. Also, a high volume Realtor may not give your specific listing as much care and time that is required for you to recognize the highest price possible.

You will want to choose a Realtor who has experience, effective marketing, and someone whom you can communicate well with.

The first step in submitting an offer on a property is to first do some research, so that you are confident in the price that you will offer on the property. The best way to do this is to acquire a list of recent sales in the area that are similar to the property that you are interested in.

After you have decided on a comfortable price, you will want to choose a Realtor to represent you in submitting an offer. A Realtor will guide you through the process of purchasing a property.

I would say that 11,000 square feet of vacant land in that area would be worth about $500,000. That number could be higher or lower depending on a number of factors (the specific street, how flat the property is, ect.).
