Thinking about buying, but terrified

Hi
I understand how you feel. We have all been there at one time or another. I would say the first thing to do is get an agent that you are really comfortable with---someone who will listen and someone who really cares and is not in it just for the $$$$. Then, have the agent suggest a few lenders, and listen to your agent. Get a pre-approval before getting into the car and looking at homes, allow the agent to use their knowledge and expertise to direct you to the good properties. It is important to not look at the cost of the home as much as ---looking at your payment. You must be comfortable with the payment you will have. Do not overspend on any home. Buy something within your budget so you can continue your lifestyle. Always look to the agent for their expertise. It is a great time to buy, just keep in mind that all sellers are not going to give their homes away. So be prepared to make a reasonable offer when you find something that will fit your needs, get an agent that will listen, and then listen to your agent. What is a typical timeframe for buying a house in Ohio?

If you are a cash buyer it can be done very quickly. I have done then in less than 2 weeks. However, the normal time is 30 days after consumation of a contract. (that means when all parties have signed---buyer and seller. No it is not a norm to give 30 days to vacate. A normal is 30 days to close and transfer then you agree on a set time for the sellers to move out. Depending on the situation and where the sellers are moving whether it be in state or out (that is a negotiating item) However, most transactions can be done in 30 days with moving time of 3-7 days and then rent back time. Some folks do not do a final walk through. It would be best to do the walk through after the movers have left the home and everything is as it should be. Doing the walk through while before it is vacant will not allow you the knowledge of knowing whether it is how it should be. You can try to have the sellers place some funds into escrow in the event there is damage and then release the funds upon final approval. Good luck - Wed May 14 2008, 12:39

It is a difficult time for agents, sellers and buyers alike. The agents are working harder, spending more money and hours trying to help everyone, and earning less money The sellers are frustrated as are the agents, and the buyers have so much to choose from, that they are in no hurry to make a decision. Cleveland Heights has over 615 properties on the market - 543 of which are single family residences. Unfortunately when the supply is more than the demand the only thing a person can do is make their home the most appealing - , Make sure your home is the best of what is in its price range, offer assistance to the buyer so they can purchase your home. Many buyers have -0- money and the n-0- money programs are gone. Try placing advertisements/verbage in the comments for a home with grant money and bond money availability if it applies. Check into leasing with purchase option, and as hard as it is - in this market, price is everything...lower the price and keep lowering it until it sells.... Hope this helps - Wed May 7 2008, 21:00
