Hey Patrick, I do have that wording in my listing but it is only in the "Firm Remarks" which is a section that only other brokers can see. A buyer wouldn't be able to see that information. I figure it's a broker thing and wouldn't want to deter a buyer from seeing the property. Mad? No. Used? Absolutely. - Thu Oct 23 2008, 11:31

Specialties? I don't really have a specialty because I pride myelf on being a well-rounded broker. I have extensive commercial and residential experience in both sales and leasing. Experience with first-time homebuyers and developers. Experience with short-sales and bank owned properties, both of which are types of foreclosures.
