About Me
My family is a huge part of my life. I married my beautiful wife on September 1, 2007 up in Kenmore. Meagan is working in Federal Way for Brander Communications. She does marketing for home building companies across the country.

I have incredible parents. My Mom enjoys gardening and jazz music. My dad has been selling real estate for over 25 years and is the designated broker at the office I work at. Together they have helped me achieve the beginning steps of real estate.

My sister was married a few years ago to her husband, Aaron. Aaron works for Auto Trader.com and Brandi works for Lakeland Hills Design staging homes. They have a son named Parker who is adorable.

I have a pug, named Raider, who is very energetic, but adorable. Raider loves going to the dog park and going to the cabin.

Real Estate Experience:
My experience as a professional extends throughout my lifetime. As a second generation Real Estate agent I have forever been surround by the business. Experience from leadership roles in athletics and the Alpha Tau Omega fraternity has crafted my sales and management career.

My goals are to successfully turn Windermere Lake Tapps, Pacific Guarantee Mortgage and Main Street Escrow into household names around Bonney Lake and Lake Tapps. I hope to gain new customers through exceptional service and extensive referrals.

My hope for 2008 is to join surrounding business together to form business to business relationships that improve everyone's business.

Fun client gifts?

Tyler Freed answered:
Rob,
Another great question. I have bought home owners warranties for buyers at closing, gift certificates, and even helped them move in.
There are two things that I have found that get the best response. Order a pizza for them the day that they move in. Pay for it over the phone and have it delivered to them. This is a very inexpensive gift but it goes a long way. When people move they are constantly going non stop and usually don't plan on dinner. They absolutely love it!
Also if you are able to take them to a nice dinner that really makes an great impression. Let them know that you appreciate they chose you to help them with their move. This strengthens the relationship with the client and helps build that client for life relationship that all REALTORS are searching for.
All the best,

Kat,
Your inspector will be able to get most of those answers for you. Terry was correct in contacting the Health Department for the as-built. Purchasing bank-owned homes is simply a waiting game. If you are in no hurry to move in and you see potential in the home, then you could be making a great decision in buying bank owned. Best of luck.

I'm a young professional looking to buy my first home.

Tyler Freed answered:
Sakura,
I think that if you are going to hold onto a condo or townhouse as a rental then you are making the right choice to buy. Condos and townhouses are usually the last to appreciate and the first to depreciate.

Inventory is high and interest rates are low, so if there ever was a time to buy, now is the time. If you are looking to sell in a couple of years you should stretch yourself a little bit and get into a house. Rent a room out to a friend to supplement your mortgage. The best situation would be when you want to buy again rent your current home and upgrade. Best of luck.

Best Advice You ever Received?

Tyler Freed answered:
I tell new agents this; "Your success will depend on the strength of your database." I think the most important aspect to a Realtor's success is their ability to establish a strong database and to stay connected with each contact. Agents that consistently provide superior service to their database continue receiving referrals and are able to thrive in any market.

With new agents I recommend that they try and put together a list of 50-75 people they know will buy a home or refer clients to them. After they gather that list and upload it to a contact management system, they establish a marketing plan for the year (pop-byes and monthly mailers). This helps the agent get started with proactive activities and shows them the importance of adding contacts to their database. - Mon Jun 2 2008, 14:26

No need to become discouraged. There are hundreds of homes under $250,000 in the area you are describing. You will definitely come across many bank owned homes also. These are at least 30% of the market in this price range.

I would look into the territory your husband will be working. I believe Michigan has traffic challenges of its own, but Tacoma through Everett gets very congested. Check out the attached website for traffic information.

Will you be closer to Everett or Tacoma? I was able to find 152 homes, (3 BDRM/2BTH under 250K) within 26 mile radius of Everett/Tacoma. Best of luck with your home search. - Tue May 27 2008, 13:48
