Hi Richard,

I believe that Century Village in Boca Raton and Kings Point in Delray Beach requires that the buyer own the property for a minimum of 1 year prior to renting it out. Personally, I would look for properties that are all age communities that allow for immediate rental. Hope that helps.

This is a realistic business endeavor. There is a demand and there are currently units on the market that meet your parameters. Just to give you an idea, there are units available in Casa Nueva and Kensington Walk (2 bedroom/2 bathroom) and are listed from approximately $109,000 to $139,000. The addresses that you are referring to are 400 S Ocean Blvd, is the Excelsior building (blt in 2002) and there are 4 available units which start at $3,400,000. 800 S Ocean Blvd is the Presidential Place building (blt in 1994) and there is one current active listing for $4,150,000. They are both beautiful buildings.

I would agree with Don, if it seems too good to be true, it probably is.

Boca Raton, which is in Southern Palm Beach County has some excellent schools from east to west both Public and Private.
