Absolutely. If we do not have you sign the agreement or you choose not to sign, it is a red flag to us agents that you are not serious about home buying or you are not willing to commit to one agent. We would rather not waste our time showing homes to buyers that are only going to turn around and buy their home from another agent. We do not get paid to show you homes. We only get paid once you buy a home. So if we think you are not commited to buying a home from just one agent, it shows us we are wasting time, gas money, and and our breath to be showing these homes. Just from my experience, it is not worth the small chance to get that one buyer out of 100 that will buy a home from me (without signing the contract). I would rather know up front if my buyer is wanting or prefers to "cheat" on me. I would then move on to the next buyer. Sorry, us realtors get a bad rap. We cannot represent you if you are not willing to sign a relationship agreement. We can only then show you homes, but not give our advice. I am sure you would rather us help you anyway. We could be a shoffer somewhere and actually get paid. I hope that helps. - Fri Oct 31 2008, 09:00

Should I expect my agent to be telling me about every property?

You should be getting all the properties that match your needs. Let your agent know the top 2 most important things you want for your new home such as nice big yard, etc. There are many homes out there to match your search, but if you have too many specifics, it does narrow down the search alot. Let me know if that helps.
