About Me
Hello, my name is Chad Lariscy. I am a Realtor with Keller Williams Realty and I am very excited to be apart of such an amazing company. We are Keller Williams Realty Mountain Properties located within the foothills of the Appalachian Mountains in Northern Georgia, in a little town called Blue Ridge. The good Lord has truly blessed me in so many ways, but one is that I have been fortunate enough to have been born and raised here in these mountains where I believe it is one of the most magnificent places on Earth. I couldn't ask for a better place to raise my family. I have a beautiful wife of almost 15 years, her name is Kristi. We have two amazing children, my pride Madison who is about to turn 10, and my joy Bryson who is also about to turn 7. We had thought we closed down the baby factory however I do believe that God has a great sense of humor. We are expecting our 3rd child, a little girl in May of 2008. Who needs children that can dress, feed and bath themselves, or who needs peaceful nights and an occasional romantic dinner? I know she will be a blessing to us all.

I have been a full time Realtor now for about 3 years. As you might have guessed, I specialize in mountain home and cabins. I have been in the housing industry in one form or another for about all of my adult life. I absolutely love people. I love meeting new people and helping them, advising them through consultation, and building true long lasting relationships. Most of all, I find it very gratifying to assist folks from all walks of life to find their dream in the North Georgia Mountains.

I work with all types of buyer's. I deal with customers that are looking for their first home, to repeat clients that are looking to make their third or fourth real estate investment. I work with investors that are looking to invest small amounts of money to larger amounts, those looking to buy and hold, and those wanting to buy and flip. I also have had experience with investment groups buying multiple homes or larger tracts of land for development.

I also know and understand the importance of leverage. I leverage my business through listings and working with sellers. I pride myself in the level of customer service that I provide. Servicing listings and working with seller's is one my strongest skills in real estate. I study the market everyday, and knowing and understanding the market is vital in servicing seller's, especially in a buyer's market. Marketing is one of my favorite tasks in selling a home, and I am on top of all the current technology so that I can offer my clients the best tools available to get their home or property sold. I am a firm believer in the importance of pricing a property properly from the moment it hits the market. I am crazy about a deal coming together quickly, with little or no inconvenience to my client all the while netting them the maximum dollar on their investment.

I maintain a very high level of integrity in all that I do. My level of commitment is second to none, and I am poised and ready to accept your referrals for the North Georgia Mountain Real Estate market. Let me preface by saying that I am in a Second Home / Resort Market in the North Georgia Mountains. I firmly believe that Internet should be not only your primary focus, but your sole focus. Print advertising in my opinion is nothing more than something to look at while you are waiting for your food to be prepared at the local restaurant.

When I discuss this with other agents I always hear, "well, you got to do it for your seller's." No you don't! You are the professional, they have hired you to do one thing and one thing only....sell their house. We need to develop new skills daily, know our market and make the necessary adjustments to position our client's properties to be seen in the market place. Once you have it priced "in the market," or better yet, "ahead of the market," then you need to be sure that you have plenty of internet exposure. I do not know th exact statistic, but I believe it is close to 87% of ALL homebuyer's see or find the home they end up purchasing first on the internet. That presents a pretty strong case!

I would first do a little research and interview a few agents in the area and then sign a Exclusive Buyer's Agreement with the agent of choice. I would then have the agent research the market to determine the Days On Market (DOM) and also the Average List To Sell percentage so that you will be more informative when you do find the property that you want to make the offer on. This is invaluable information along with many others that I didn't mention such as History of the Property, was it listed with another Brokerage? What did the current owner pay for it? What is the current liabilities on the property? A good agent will consult with you and offer good sound advice through this entire process.

I would say good luck, but with the right information going into the negotiations, most of the time you do not need any!
