Yeah! It sounds like your home is priced right, updated and in great shape. It is typical to see a rush of showings for the first week or sometiems even two. After the intial rush it is also normal to see showings dwindle down to one here or there. That's why it is so important that a home be priced right in the very beginning. Other than price... there are two major factors in selling a home. One is the condition which is controlled by the seller and the other is marketing which is the responsibility of the agent. If the condition and marketability of the home are not up to speed then the marketing won't work. The greatest marketing tool is the MLS system. This is because the majority of prequalified serious buyers are working with agents and MLS is where agents pull propeties from. I believe the second best marketing is the fact sheets that are placed in the yard. The key to fact sheets is to give enough information, but not too much. It sounds like you have done a great job preparing your home to sell and your agent is doing a great job getting it out there. With that having been said, I would listen to what he/she suggest. Bob is correct. Title companies can supply you with a blank contract and even close your real estate transaction. However, the most important part is making sure that the contract is written properly. It seems easy to fill in the blanks. However, if you are not familiar with real estate transactions beware. There are many things that can cost you or the buyer thousands of dollars if the contract is not written properly. I have nothing to gain from telling you this, so I hope you will take my advice and hire a professional to atleast look over the contract. - Sat Jul 26 2008, 13:22
