First, get a new agent - call around, interview agents - don't just pick one from the phone book.

Second, Sweat Equity is the most valuable - Clean up, Declutter, Build a Fence (does not have to be big, just nice) - inside and outside.

Third, Check your price. Yes, the market is slow, adjust price accordingly.

When you find a motivated agent, let he/she know how much you have done so she can use it within the advertising/marketing. Ultimately, there should be a profit with a closed deal, so the harder you work - the more return to you.

Call a Real Estate Attorney, there are many around!!
It is best to get it from the horses mouth, instead of "if's or maybe's." Then you would know for sure.

Investing in the MS Gulf Coast is a wise decision.

Pros: Rental market is up.
Military transfers at Keesler AFB (Biloxi) and Seebee Base (Gulfport) also FEMA trailers are being
evacuated and they need a place to live.
Buyers Market!!
Real Estate is a wise decision.

Cons: Cost of Insurance, just be careful of where you purchase.

Think about investing in a property with tenants already in place with at least a one year lease.

I am a life long resident of Biloxi, MS and very aware of the current market conditions. I receive a minimum of 10 rental calls a day. Potential renters are looking for 2/3 bedroom 2 bath, convenience location (most desired cites for renters: Biloxi, St Martin, and Ocean Springs), and pet friendly. If you buy it, they will rent. I have the renters, I just need the HOMES to put them in. My agency has in-house property management services.

Virgina,

There are a few good deals, in regards to a "fixer-upper" on the coast. Are you looking for rental property or will you be moving?

The majority of schools on the school are rated 5, excellent. As far as elementary schools, North Bay/Beauvoir/Woolmarket elementary are, in my opinion, the best.

Insurance is not as bad as it seems. Wind/hail insurance will be reduced, starting June 1, by 8%-10%. For the cheapest insurance is north of I-10, however, south of I-10 and North of the Railroad Track is just slightly higher.

We have a strong rental market on the coast, possible look for investment properties with rents already in place.
