Offering 4% for the Buyer's Agent?

I'm in agreement with the previous comments. Offering incentives to Buyers agents is not as effective as offering something to the Buyer... they ultimately select the home. I don't know what price range your present home is in but you may consider the following if you are in a entry or moderate price level. Have you considered offering the Buyer a buy down on their interest rate? In lieu of a 1% increase in the S.O.C. or a reduction in price, you can offer a similar contribution to the Buyer towards buying down their interest rate . This may even reduce their monthly payment below that of a reduced price. Ask your Realtor if he or she could explore this idea with a preferred lender and see if this makes sense. - Fri Jul 18 2008, 12:45

Don't Seller's always think their homes are worth more than they are? A local real estate professional can best answer your question specific to the Coral Springs area. They can determine an approximate current market value of any home you might find interesting and can also counsel you as to what you might want to offer. Ask specifically what the current average list to sales price ratio is in your area to get a sense of what other homes are selling for. - Fri Jul 18 2008, 12:30

Sounds like someone's not doing their job! Call or contact the Agents office and confirm the listing address with them or if the home is listed with a brokerage that is a member of a local MLS you can ask any member agency for the same information. - Fri Jul 18 2008, 12:06

Most listing agreements have some kind of protection clause that would cover you in this event... the onus is on you to prove that the contract was entered into prior to your Seller's withdrawal and if that , in fact, violates your areas listing agreement.
