ROI has many different factors. Each type of property has a different demand for maintenance and management. The amount of capital invested changes the ROI.
As an investor and through losses, I've come to find that single family is not for me. I find better returns with Multi-family up to a 4-plex since it is still considered residential and not commerical. Less of down payment with lending institutions.
Foreclosures, fix and flips are a good investment if you purchase through a short sale or preforeclosure. I've found the trustee auctions to be a bad deal. You have no idea of the condition of the property, tenant issues, and you are competing with a handful of investors. Which means the property gets bid up too high.
Considering the mortgage situation, banks are not lending out any money unless you have excellent credit and some capital. Foreclosures and etc., the rental rates have jumped very significantly in the last year. Most of my investor clients are looking for high density areas and buying multi-family properties where seller financing is available. - Wed Jul 23 2008, 10:37

When purchasing a property that is a short sale or REO, it shouldn't cost you anything as far as commission is concerned. Commission is paid by the sellers, in this case the bank. As long as there is no contract between you and your real estate agent for compensation. - Wed Jul 23 2008, 10:15
