"I worked with Janeese on buying my first home as she was referred to me by a friend. My experience was about as perfect as it gets. I didn´t have a clue, but she guided me through the process and it was seamless and fun!
So, when Jeff and I decided to buy a home together, naturally Janeese was who we were going to work with. After having a meeting to meet Jeff and to hear what we were looking for, we were off and running. Jeff and I were addicted to the cool listings program that she linked us up to. After 2 offers and 2 failed inspections you´d think she´d be pretty tired of us, but she always had a great sense of humor, sound advice and a calm guiding hand. She really made it a wonderful experience3;again!
Jeff and I called her almost anytime something popped into our heads as if we were her only clients, how annoying is that? But she accepted our calls cheerfully, got back to us almost immediately and took excellent care of our frazzled nerves. We were frazzled because at the same time as looking to buy a home, I was selling my home. She was so perfect during that process too. I didn´t´ handle strangers in my house very well and she listened to my rants. And when a potential deal fell through she was on to the next prospect with out missing a beat. She made it easy.
My home is now sold, Jeff and I are settling into the home of our dreams. A home we may not have been able to purchase had Janeese not gone to bat for us yet again. We were in second place for this home and we really wanted it bad!!! Janeese made sure that we put an undeniable offer in and positioned us perfectly. Needless to say were busy painting walls and arranging furniture in a house we really love.
Jeff was impressed with her professionalism, honesty and over all good nature. He always said that she is the hardest working woman in real estate. We only have one regret. We bought the home of our dreams, so we may not have the honor to work with Janeese again. I guess we´ll have to buy a beach house!
Janeese, we refer you to anyone who asks and even those who don´t you are the best in the business in our opinion.

first & foremost have you confirmed with a qualified loan officer/mortgage broker for how much you can qualify? With that kind of cash commitment, good credit and employment you might be able to do better! Call Rodd Miller at Pacific Residential Mortgage (503-352-7110) if you have not been pre-approved yet. Otherwise, I might recommend my buyer's property search site (free and no obligation) at
http://www.fabulousportland.com . You might try opening up your areas of interest to outside just the downtown area. One of my newer agents just sold her client a condo on SW Barnes Rd for $99k (5 min from downtown). Please call me for more info.....

C: I second that opinion! I do believe you need to be a very seasoned, savvy buyer to purchase intelligently in the auction process!! There are some opportunities, but also some serious consequences if not handled properly. Perhaps, someone can share where to go to find more information on the process???

I know it sounds self-promotional, but it is definitely not always the case that you will get a better deal by NOT utilizing the services, expertise and motivation of a licensed real estate Broker! I would also have to disagree that you will always get a better deal in the pre-foreclosure process. I believe you are referring to a "short-sale"? (The seller or seller's real estate Broker negotiates with the existing lien-holder to "sell short" of what is currently owed against the property). It is many times an arduous & drawn-out process to negotiate a short sale. If you have plenty of time & patience it can often result in a great price. I'm definitely not trying to dissuade you from trying....it's only that "knowledge is power"!! If you would like to enlist the advice of a real estate attorney, you could try:
Dave Parks 503-227-1690 or Chuck Reynolds 503-222-3529. But, remember this advice is not free. Whereas your representation from a Realtor/licensed agent in the state of Oregon would be paid by the seller (unless otherwise negotiated).

I think most elements of closing early have been addressed in the other answers. I would just ask what your situation might be? Are you coming from a rental and have you given 30 days notice? As long as all the contingencies of your offer have been met to your satisfaction, the lender has loan documents prepared and the seller agrees to an early close....the only financial drawback I can see (without knowing all the details of your particular escrow) is that you might end up paying both rent and your house payment if the move-out date/move-in date don't coincide. Of course, there are some positives to that scenario, such as having more time to pack, move and clean. good luck with your closing....
