I'm a gerneral contractor that can build what you see for 85%-90% of market value. By doing this, we bypass 6% real estate commissions, and 10% builder profit. There are many lots in the area for sale that would qualify for this. You can start with a house with 15% equity plus what you put down. Additionally, the downpayment requirement for a prime loan is only about 8%.
