About Me
I have PERSONALLY sold in excess of 300 homes in the River North area, including River Place, Steiner, Westminster Glen, Glenlake, Greenshores, Shepherd Mountain, Grandview, and surrounding communities..... a staggering number for any agent, team, or group. Because of his tremendous success starting in River Place, he has been thrown the nickname "the mayor of River Place".

A co-owner of the Bartlett Real Estate Group, Tim, a native Texan, received his business degree from Baylor University in 1981 and started his real estate sales career in Houston initially marketing to 1st and 2nd time homebuyers; then, later marketing to move up to luxury and ultra luxury homebuyers from around $500,000 to the multiple millions. Tim has worked with builders specializing from ultra contemporary, traditional, Austin-urban, Spanish, Tuscan, hill country and colonial architecture. Tim has worked with several builders in helping in the design stage for homes involved with Austin's Green Building Program varying from 2 to 5 star ratings.

Tim has been involved with developments from raw land to tentative mapping, to final mapping, to marketing projects at these stages or upon completion of the infrastructure, or marketing homes on the completed homesites.

For the past 8 years, Tim had coordinated the very successful River North Area Realtor Property Tour to show premier listings in the area to the realtor community.

Upon relocating to San Diego in 1986, Tim operated as an independent real estate broker marketing exclusive residential homes, acre-plus estate sites and subdivision development sites (either completed or at various mapping stages).

Since moving back to Texas in 1995, Tim has continued to focus on marketing very upscale residences, winning numerous company and national achievement awards to include the following:

"Selling in a down market... -------------------------------------------------------------------------------- Unfortunately, we were selling a home during one of the most disadvantaged home resale markets in recent history in Austin Texas during it's down market a few years ago. This home was purchased during a sellers market when prices were high and the number of available homes was low. We had to move a few years later and the market had changed dramatically. Prices dropped and the number of homes for resale was high. We listed this home with 2 different agents with no success. A year passed and we were discouraged. We were not getting any offers and very little feedback we could act on. Since nothing was happening, we took the home off the market. We needed new ideas and an innovative marketing program. We contacted Tim with the Bartlett Real Estate Group and after an honest, reality based discussion, listed the home again. The home was placed on the market based on Tim's suggestions. Even though the home didn't sell immediately, we started to feel that we were on the right track. The home was shown and we received feedback from the potential buyers. "In a van down by the river... I used Tim Moncrief when purchasing my first home here in Austin Texas. Like any first time home buyer, I really had no idea what I was doing. Tim walked me through all the steps of buying the house, showed me multiple great places, and did all the dirty work in getting the deal done. Are discouting fees effective?

Tim Moncrief answered:
Interesting comment from Oklahoma. I do tend to forget that markets do differ from area to area throughout the US and the world. The markets that I deal with are in major cities in Texas, the west coast and the east coast. Without a doubt broadbased marketing does not work in these areas nor from international locations. Perhaps in smaller markets paper advertising may work.

We track the data thoroughly, so my comments are not subjective in nature. For a fact, I have been spending 1000 a page for a high end magazine for 3 years running. Fact, I have received 2 phone calls from that ad. Fact, I have 63 homes in "grocery store" magazines (I will leave the company nameless) and have had 2 calls in 5 years. Fact: I can put an ad in our city newspaper and put an ad in Realtor.com for an open house. I average 1 person per newspaper ad....or shall I say I did, as I do not advertise there any longer. Fact: the realtor.com ad will bring me 2 people on average to the open house. Fact: the realtor.com ad cost me $0 (zero dollars). The newspaper add cost me $75, or more depending on verbiage. This is a no brainer. Look where you monies go and track them thoroughly. See precisely what your ratio of traffic to $'s are and sales to $'s are. Will buyer's agent's now be charging up front fees?

I do like the comment about charging for CMA's and we have put thought into it, but not a decision. We do get paid for CMA's from banks; so, the questions arises as to why we do not do that for clientelle if we know that we do a more thorough job on our CMA's than most. We have made a decision that this is a cost write off in building client repport. Yes we will get used, but the percentage is quite low. Perhaps we may change our thought one day, but for now we are not charging.

I was fascinated at the concept of charging buyers to show homes and how normal this is in other countries. Maybe it will come to being here and maybe not. Let the market go where it goes and we will see what happens. With alot of buyer's agents being run out of business, this may end up being a reality.

Your result will be ineffective. The ONLY purpose of ANY print advertising is for branding your name that you are in the business for that product type or price range. We do it, but we do NOT get calls. The true effecitiveness is from massive internet marketing. I am on over 150 different websites, podcast sites and blogging sites. That is where the results will come from other than the MLS or signage. This needs to be educated to you client.

What I do, is either offer a tiered commission above 6% if they want national or international magazines, or best yet, have the sellers pay for the ads themselves. That has been the most effective. I have an associate that just spent over $15,000 for a $5 million dollar listing and it did not sell. He told me that he got 2 calls from numerous interntational and national magazines. THEY DO NOT WORK. If that is how you want to get listings by saying you publicize in such magazines, all the power to you, but it is not in your client's interest. It is pure fluff for their ego.

Sorry to be so blunt, but that is the reality of marketing in the world today. Ask the magazines for any stats that they have gotten from agents. They wont do it. Why? Guess...... - Tue Jul 15 2008, 21:50

Has anyone negoiated a marketing package for a high-end builder?

In that market they are expecting result in that market. If you don't, you will have a hard time. Build up from under $1mm to get the first $1mm and off you go. As the market gets tougher, you will have to pay more for quality. Salary is never suggested unless there is no product for 4 months +. You have a hard time getting quality under 2%, though you will find as low as 1%. Depends if you want to sell the condos or not. 1.5% would have normally been a good number to use, but we are where we are. - Fri Jun 20 2008, 15:46
