Separate your emotions from the situation and simply tell your REALTOR that you are going to re-list the property with someone else. Keep in mind that this sort of thing happens everyday, so don't "feel bad". You may also want to find out what the average days on market is for your home in the price point, just to give a fair chance to your REALTOR. You could also call up a title company and ask them how many homes in your area sold in the last few months. This will give you an idea of what you should expect. Canada Eh? Bienvenidos a Austin! What do you consider North end of Town? You'll have every REALTOR from here to Liberty Hill trying to earn your business. Let me guess, affordable home, 3 beds 2 baths, with a yard and garage under 175k? What is your motivation to move? School District? Closer to Work? References abound from clients, or should at least, just ask whoever you choose to provide at least 3 references for your to call. Conduct a couple of phone interviews, don't agree to an appointment until you have talked to every one, then when you have narrowed them down to about 2 or 3, meet with them to see if you can work together. Ask tough questions like: How long have you been in the business, Where did you come from? (As many REALTORS are not native to Austin, myself included.) How many homes do you own in Austin?
