It's a great time to buy-end of summer price reductions are taking place in many areas. $150k will buy you a good starter home in several Austin areas and $7000 towards closing costs and down payment should make for a smooth and savvy transaction. All lenders are not created equal-be sure to get a recommendation from a professional and avoid on-line schemes that sound too good to be true. You can save thousands by choosing the right lender and comparing terms they offer. Don't wait too long or you may see interest rates price you out of your house. How long can they keep interest rates so historically low with inflation rising? Good credit is so important with money so tight these days. I like to see first time buyers get a good quality home in a great neighborhood. TCAD is good source for some information but to arrive at fair market value, a Realtor familiar with your area is your best source for accurate data. So many folks are receiving money from the seller (up to 6% sometimes!) at closing to be used towards buyer's closing costs/down payment that sales prices must be adjusted during our analysis. An accurate market value analysis takes into consideration many factors (including recent market trends) and uses up to date information. The TCAD appraiser ususally drives around in Sept/Oct - of last year - guess it depends just how accurate you wish to be. That is an incredible amount of showings - your're averaging more than one per day. What is the feedback from showing agents? What are the buyers saying? What are their specific objections? If you're aware of a kitchen or closet issue - why not resolve that issue now? Be sure you and your agent look at your competition-walk through each home and compare them to yours in an honest and unbiased way (that's the tough part). $150,000 will still buy you a nice home in the Austin area. Just contact a good buyer's agent when you are coming to town for a 'look-see' visit and I think you'll like what you see. In the meantime, you can be receiving emails with available homes as they come on the market. I have a few areas ot town/a few great homes in mind for you.
