East Austin is a great investment and you can get more for the money in several neighborhoods. The area is changing rapidly. I have represented several real estate clients with purchases and listings in East Austin and have bought and sold several properties in East Austin. As far as safety and changes in the area, the best advice is to drive by any property that you are interested in several times a day, especially at night. We have flipped several properties in East Austin and only had a problem with one. We actually kept that one because we had a hard time selling because of the neighbor. But, boy, we have had problems with that one. The next door neighbor is crack dealer and you would be surprised how many phone calls we have made to the cops trying to get him out. It is very difficult because he is the property owner. Our other three have been great and we are still in contact with all of the buyers, they love their houses and their neighborhoods. I am a realtor. You can easily buy a remodeled property in Windsor Park for under 200K. There are some great properties listed right now with some nice upgrades. The location is fantastic, the trees are fabulous and it is a neighborhood that will continue to appreciate because of the location and style of homes in the neighborhood. You can also get a nice lot size. If you are able to consider South Austin, I recommend the neighborhoods just South of Ben White including Cherry Creek, Western Trails, West Gate Square. South Austin is really one of the best deals in town under 200K. There is an adorable remodeled house on Radam for 174K. It is small, but has wood floors, and lots of charm. Well, that would depend on a lot of issues. That is hard to say. It may not be as bad as you think, there are now a lot of neighborhoods with convenience stores close by that do not seem to be affected much. Was the property vacant land before? If so, do you know how it was zoned? Has it been vacant for years? What neighborhood do you live in? Is the station going to back up to your property? Would love to help!
