I hope you have a good attorney, because I would insist that he work with the lender to get an extention, if you agree to close and the previous owner is still in the home, you would be responsible for removing them from the home, along with all the expense that go with that. I know that the banks want these deals to close on the dates on the contract, but they also should have been working toward getting these folks out of the property so you can close. But I would hold out for the extention, hope it works out for you. - Thu Aug 7 2008, 01:00
Right now it is really hard to tell you what real estate will be appreciating in the next few years, but I believe that once the market has hit bottom which I really feel we are very close to. Every market is different, but in my area, right now the market time is averaging about 120-160 days, but you did get some real good advise from the Agent in Baton Rouge, open houses were what I did when I first got in the business, and in the beginning I would do one every weekend. You can always pick up a buyer if you take the time to get their information and they are not currently working with another agent. Our office has been going on FSBO outing with several of the newer agents teaming up with some of our more experianced agents and spending a Sunday afternoon visiting FSBO's open houses together, and dividing them up for follow-up, we have also done just cold calling on them in the afternoons or early evenings. This is not an easy market to break into right now, but if you work at it you can do it, we have two new agents that have only been the business a couple of months and they both have a deal pending. This is really one of the most rewarding careers you can have so if you think it is right for you work hard and it will come.
