Your best bet would be to get an experienced local agent that could help you determine the true value of this home... You will want someone who has sold similar homes in this area over the past 3-6 months... I would also recommend going to view other homes for sale in the area in order to compare... There may be a better deal out there.

Okay... on Cathy S's second answer, I rest my case... She states of a property with 2% co-op, "I secretly prayed the Buyer would not choose the home with the lower commission"... Let's be honest with ourselves, you have to admit that this influences the buyer's agent... We don't want it to... We would like to think it doesn't... but it does!
We can still be ethical people and admit that we are swayed by money, even when we don't want to be... it doesn't make us bad people or real estate agents, it's just the facts...

I believe there are two more benefits not discussed yet (that I saw) to offering the buyer's agent more co-op... (1) When showing your property, the agent is more likely to point out the selling points of your home & (2) When getting into the negotiation, they are more likely to want to get this deal DONE... Even if it is subconsciously, they want to sell YOUR property and it puts you in a stronger negotiating position.
I always recommend my sellers give a higher co-op and I chalk it up to more marketing...

You paid $331,000 for this house in 2004. You probably experienced some appreciation from 2004-2005... let's say 5%... That would put current value around $345-350,000... This also depends on any upgrades you have done... If you haven't done anything to upgrade the house, it is possible that the value may not have increased or even gone down... For example, if the roof / mechanicals / etc. are older and are closer to needing replacement that will have a negative affect on the re-sale... If you have finished the basement / replaced the roof / put a new furnace in / redone the kitchen / etc... then you may be able to sell for a higher price...

I would start by speaking with your agent and letting them know that you are not happy with the service you are getting. It is possible that there is some miscommunication between the two of you that a good conversation could eliminate. If you still feel you are not getting the service you need, just let them know. I believe that most agents at this point will let you out of the agreement and you will be free to go your seperate ways...
If this does not solve the problem, then you should speak with the broker of their office and see what they have to say...
If you are not happy at this point, I would suggest having a real estate lawyer look over the contract you signed and see if their may be an easy out. I have relationships with several lawyers that would do this for no charge...
