Karla...As everyone below has answered, you need a Realtor. The numbers you quoted above are averages of the whole Augusta market, not of the general area in which you are looking to purchase. As a Realtor, I can show you surrounding comparable homes that have sold within the last 6 months to a year. This will be the biggest factor when writing an offer. Sorry to hear of this, Terry. As the others have stated, gather all of the proper paperwork regarding the identity theft issues and speak with a reputable lender in the Augusta area. Some lenders can work on a case-by-case basis. With the proper paperwork, maybe they can help.

Also, you may consider looking for "owner finance" or "rent-to-own" properties. Sellers are getting creative now that we are in a buyers market.

In agreement with the comments below...have YOUR OWN structural engineer review the home. Do not listen to what the seller's engineer is telling you. Definitely study up on the issue yourself, so you know for the future. As the current seller's property disclosure reads...it will be wise for you to disclose this issue, if you ever try to sell this home. As long as you have verbage from a professional stating the foundation has been fixed and you should have no further problems in the foreseeable future, you should be OK.

As Jeff & Ginny stated, is there a drainage problem(or any other for that matter) that can be fixed to detour this from happening again?

Are you familiar with any structural engineers?

Also, make sure the repairs will not exceed the "under market value"...$35k. Keep negotiating...in case of an unseen, OOPS!

Most importantly...Take the time you need to make the decision!
