Fun Facts: We filmed a real estate TV show with HGTV. Watch for me in an upcoming episode of HGTV's "My First Place". This show captures the human drama of finding and financing one’s first place, and ends with the couple’s turnkey moment with a surprise housewarming gift. We first aired in June of 2007 and have continued pretty regularly through 2008.

I just checked FMLS and there are currently no homes for sale in the areas you specify for under $200k built in 1995 or newer and at least 4 bedrooms, 3 full baths. There are 2 in Alpharetta that are $239K and $235K. It is possible that you could get them a little lower. Let me know if I can assist you.

A rental on the Marta bus line is a good idea. If it's convenient to schools, shopping etc. that helps. The Atlanta area is so big, it would help if you could start by deciding your price range and then look to see what's available there. You also need to determine how much work you are willing to do to get it ready to rent. If you want families to stay long term, pick the best schools for the area and buy a home there. I have tenants who have stayed more than 8 years because of the schools in the City of Decatur. I do some property management but that is not my main focus. I would also like to know some great property management companies that will work with individual properties not just condo or apartment complexes. - Fri Nov 14 2008, 05:22
Hi Carole,
I am doing one REO now and I do BPOs (broker price opinions) for a couple of banks. It is not easy work. A really good BPO takes time. It must be very detailed. You have to determine the market in terms of employment, economy, etc. You need to respond to the bank within minutes (literally) or they go to the next agent in line. Having a smart phone is crucial to responding quickly. They will usually give you 48 hours to complete it. The one I got yesterday I have 47 hours. I have to go to the property, take photos inside and out, street views, etc. I also have to have comps that are no more than 90 days old. I have to come up with an estimate of the cost of repairs. The house I am doing now has no kitchen cabinets, no sink, nothing. The REO listing I have because the homeowner contacted me to sell it and now I am working with that bank. Honestly, it is much easier to work with homeowners directly instead of the banks. I have heard from another agent that does REO's, that she had to pay for the utilities while it was listed.
