About Me
Ramiro Garcia has been actively involved in Atlanta's intown communities for years.
His many years of Real Estate experience representing Sellers and Buyers intown
have enabled him to hone his skills to best meet your needs. He is leveraging Keller
Williams Realty's electronic Agent Consortium, eAgentC, to provide online Search
and Listing tools for Buyers and Sellers.

Ramiro and his family reside in the Grant Park neighborhood, http://www.GrantPark.org
and are actively involved in various local grass-roots organizations. Not only are they

his wife, Gabriela Garcia is the Founding Executive Director of the Grant Park Cooperative
Pre-school - with a new campus just opening in Cabbagetown http://www.gpcp.org

They are also members of the Grant Park Parents Network http://www.grantparkparents.org

The Garcia's purchased the Saint Paul UMC parsonage in 1999 and keep very busy with all
the projects of restoring a turn-of the century Victorian home. This, after renovating their
first home - a 1920's Bungalow just a block away on Oakland Avenue.

They are proud to be an active intown family and to call Atlanta home!

Meghan, there are certain Fannie Mae, Freddie Mac and the banks/lendor's own underwriting guidlines. They ultimateley make the call on the loan approval and any subsequent changes. Are you locked in at a great rate? using the builders's approved lender to get certain concessions? Sounds like if you really want the house, it may be worth talking to another lender to see what their guidelines are - especially with the purchase price change. You should be talking to your buyer's agent that is represting your interests!
You also might want to talk to a real estate attorney to review your agency agreements and purchase and sale contract to give you advise, as I am not an attorney... ;-)

Steppie, Great that you are so concernced about quality schools and care for your child(ren). I recently became aware of a grass-roots efforts of parents looking at opening a cooperative pre-school in the East Point area. I'll check my many emails and contacts to try to get that information to you.


As a founding parent of the Grant Park Cooperative Preschool and The Neighborhood Charter School here in Grant Park it's been an incredible experience to see the power of community come together to improve the neighborhoods and lives of our intown families.

Tim: an important factor is what does this add compared to the surrounding homes, especially those on the market and competing against your house - if you were to sell. This could make the difference between your house and the competition! ;-)

Richard: I was just on the Atlanta Development Authority's web-site and there is information there discussing several intown development plans. Once the TAD is finally approved (hopefully) later this year, funding (tax breaks) for developers should move forward with the bigger projects.

Rich, this is where the value in working with a knowledgeable intown REALTOR comes in ;-) You might consider parts of Mechanicsville for current rents and longterm value. A large group of intown neighbors recently were together in Capitol View - beautiful homes that vary on a street by street basis. Then again, there are awesome homes on Melrose St in Sylvan Hills.
