Need referrals to do some work in house

Remember to get licensed contractors for all of the work valued over $2500, and all of the work requiring permits and code certification.

Are you still on the fence? Sounds like this property was attractive, and someone got to it before you did.

I'm curious because a lot of folks just like you are "on the fence" or as one of my first-time Buyer prospects told me this week "I'm waiting for things to shake out."

Ramiro is the inside information man, by the way.

Auge - what do you think about a purchase of property near downtown Decatur, versus downtown Atlanta?

I see lots of positives about progress in the O4W, but we have other areas ITP that have distinctive neighborhood qualities, but less nuisances.

Three answers that speak volumes. Joshua, Solomon and Scott said it all.

Here's three questions to ask yourself today:

1. do I have a due diligence period that is still timely?

2. is my earnest money at risk in any way?

3. do I have a right to amend?

This should be an easy amendment for an easy negotiation.

A capable and talented buyer's agent can make this a win for you, and the seller.

If you are stuck with a weak agent, then encourage them to do the following:

1. read what I just wrote you about earnest money and timely action

2. complete an archival search of multiple listing data for this particular "active" property listing to establish a pricing sequence

3. establish a sequence of contractual events related to timely acceptance, timely due diligence, timely notice of price reduction, timely notice of amendment, etc.

4. get in where you fit in from there

Hank will look at your appraisal for free. That's pretty cool.

Marty - if your agent can not give you a good reason, then you are being misled.

If your agent did not assemble a timely amendment to present to the seller about this appraisal issue, then you are in a predicament. The other agent can help the seller understand the next steps, if you are timely.

If you lose your Earnest Money because you did not submit timely notices about this appraisal problem, then you only have yourself to blame.

The seller may just agree to a reduced sales price - many of them do.

I trust that your agent is at least monitoring the time line and mitigating your risks in this process.
