Being local has nothing to do with it. I've sold homes in Powder Springs and I live on the otherside of the map in Suwanee,GA!
Hiram is a tough market right now. Not many buyers are looking in that area because of gas prices. Most people living in that area commute to Marietta, Kennesaw, or the Fulton Ind. area. and let's face it getting to any of those areas from Hiram can burn alot of petro.
Make sure your agent is sending out e-flyers, updates on listing changes, etc. to all the local agents in Hiram and surrounding areas to look for that buyer!
Financing is a big issue for buyers right now so think of offering special discount points or financing options for them. Announcement today says down payment assistance will be gone by October so it's going to get even harder.

Give me a call. There are foreclosure homes, HUD homes, and deals everywhere! I'm not sure what price range or area you are looking in, but I'm sure there is something that will fit your needs as long as you are somewhat realistic.
I'm finding first time home buyers great homes for much less than they expected to pay every week! Even if townhomes are your option there are plenty of those available that are distressed.

If the buyer agent does not get the commission then the listing agent will get a larger commission. The seller has agreed to pay a commission to sell the home for a specified % of the sales price. This is why it costs you nothing to be represented.
It's even more important to be represented by an agent when buying a bank owned property because they are usually sold as is. You should have an expert on your side. - Wed Jul 23 2008, 14:01

Tori is on the right track. If you had a realtor represent you then contact them and the closing attorney. The closing attorney most likely represented the bank in a foreclosure situation. You may need to get an outside attorney to perssue them.
My wife is a real estate attorney here in Georgia and also handles litigation. She could probably help you go after the bank for what they owe on the repairs. Contact me if you want to speak with her.
