"Kerry is a fantastic realtor! My husband and I came across Kerry's contact information and set up an initial meeting to discuss our wants and needs for our very first home. She was very flexible and met with us in the evening after work. She took notes while we discussed what was important to us, and took the time to get to know us. As David mentioned there are several homes within the City of Decatur limits might work for you but are not what I would call "move in ready" and may need a bit of work. If you do have some flexibility on the location, there are a few neighborhoods bordering Decatur that are fantastic and a bit more affordable.
If you are able to purchase a home in the next few months, I would highly recommend that over the lease-purchase option -- the primary reasons are that interest rates are still low and you will probably have more negotiating power on the price and terms if you purchased the home outright.

I live and work in Kirkwood and I can say that the market is still fairly strong. The average sale price is about 96% of the asking (list) price -- so if the list price is $300,000, the average final sales price is approximately $288,000.
Are you working with a Buyer's Agent? If not, I do think that is very important -- an agent can assist you in the preparation of a STRONG offer and negotiate on your behalf to hopefully get the price down to your confort level. Hi Jim,
I am working with a builder in Marietta / East Cobb who has three homes remaining in his development and is now willing to trade properties. The "trade-in" home must be in Metro Atlanta (preferably in Fulton or Cobb) or vacation homes in the North GA mountains. The builder would also consider land in the above areas.

Hi Kristin - I know that can be frustrating, especially when a home seems like it has everything you need... but you can't see what it looks like! I would say that there are three possibly reasons why pictures are not available on the listing...
1) The home was just listed and the agent didn't have the photos taken and/or loaded into the system yet (but they will be added them shortly)
2) The listing agent wants to only give you the 'basic' info, with the hope that you will come and see the home for yourself (in today's market, that approach isn't always the best one) -- here is also a good chance that the home is in poor shape
3) The home is a foreclosure and the listing agent has so many other foreclosures that they may only have time to take a quick photo of the exterior
If you see any other listings without photos, my recommendation would be to jot down the MLS # or address and check back in a day or so. Also, if you are working with a buyer's agent, you can have them check with the other agent to see if photos will be provided.
