"Joshua made the whole process so simple. I don't think anyone does business like him - it's like he wasn't just my Realtor, but also a great friend. I hope I meet more people like Joshua in Dacula, GA. I feel like Joshua made my move into a HOME already (as opposed to just a house)."

"Joshua was not pushy, which we loved! We hate to deal with pushy salespeople and Joshua was not. Joshua let us express our likes and dislikes and worked along side us, side by side and FOR US. He seemed to have our best interest at heart for our Sugar Hill, GA home."

"Joshua was very honest and helpful in narrowing down the number of homes we needed to see. Moving from Baton Rouge, LA, was a big step for us. Joshua took care of our move to Sugar Hill, GA... we couldn't be happier."

Stella,
Good job! You'll want to get a budget together first then call a good loan officer. I can recommend one for you if you would like, please contact me. I have one that will WALK you through the whole process.
You should be OK with that credit score, but there are also other factors to take into account. - Sat Nov 15 2008, 17:02
Joshua Jarvis - Georgia Realtor answered:
Good question! It's not likely a LEGAL conflict of interest, but just a poor decision on your part. I've worked with Husband and Wife teams in foreclosure business before. One in particular works on Fannie Mae properties.
Most of the foreclosure agents I know don't have much motivation to mess around with this kind of thing, just too much at stake.
I say make your highest and best offer or walk away and get a REAL professional. - Fri Nov 14 2008, 17:56
Joshua Jarvis - Georgia Realtor answered:
I'd wait until after the transaction before pursuing anything with the agent. During the process you can build quite a rapport with your Realtor. IF something goes wrong during the transaction, the last thing you guys want is some sort of mistrust due to the new "relationship." Wait until the closing, then see if he asks you to diner to celebrate. - Mon Nov 10 2008, 05:43
Joshua Jarvis - Georgia Realtor answered:
Joann,
The best advice was the first one. Rent until you know the area, then BUY. Buying right now is a good idea, but it's never a good move to buy without knowing what you are buying. - Fri Nov 7 2008, 07:20
Joshua Jarvis - Georgia Realtor answered:
Tish,
You can go to the county tax records and look up who owns the property. There's also several online resources for that. - Fri Nov 7 2008, 05:33
