Testimonials
"I was a single mom wanting to own my own home and didnt have a clue on where to start. Michelle referred me to a lender who got me approved in a matter of just a few days. She showed mea million homes on the market and was so patient. I found a home and got a great deal! I never thought this could be so easy. I'm glad I was able to work with Michelle."

"Michelle didnt miss a beat. When we decided to sell our home we were nervous about getting an agent that just put a sign in the yard and walked away. When we met with Michelle, she explained the price she had in mind and gave us a merketing plan. She followed that plan and we heard from her atleast once a week. Our home sold in 71 days! We will reccommend her to our friends and family."

I have a client who I am getting ready to put their home on the market this month. They are looking to relocate in the Powell area. Have your agent email me your home info to michelle.lugenbeel@kingthompson.com. If its pricedright, it should sell within 4 months. - Thu May 8 2008, 14:44

Do Open Houses Help Sell Houses?

Michelle Lugenbeel answered:
I have wrote a contract on a house at the actual open house just 1 time. Most walk thru buyers are already working with an agent. I have received offers after the fact though after they came through my open house. It just depends on the house and the area. My thought though is "It doesn't hurt to try!" - Thu May 8 2008, 14:42
Michelle Lugenbeel answered:
There is no average. I Have sold homes on 1 showing and I have had homes with 30-40 showings before I got an offer. Every buyer has different taste. For every buyer there is a seller, the two just have to be brought together. The average time on the market is 3-4 months, but the number of showings differ a great bit. - Thu May 8 2008, 14:40
Michelle Lugenbeel answered:
The market in the Columbus, OH Metro area is GREAT! Don't pay attention to the media. There are homes selling everyday! It's probably not as bad as the media makes it seem in your area either. Your contract time can be negotiated to any time frame. Even though most of my listings sell in 3-4 months, I like to get 6 month contracts "just incase" that way I dont have to bother my clients for a signature of extension. - Thu May 8 2008, 14:37
