I've lived in Arvada since 1993, and I've been a licensed real estate agent since 2001. My husband and I have a grown and married daughter who lives nearby. We have also lived in Oregon, Washington, and South Carolina - so I know what it's like to pick up your family and move!
I see helping people buy and sell homes as a very personal and uber-important life event, and I treat people with care and respect. I figured out real quick that I'm not a 'natural' salesperson (not good at manipulating you), I don't have the desire to manage an entire staff (when you hire me, you get me anytime you need anything), and I don't have the budget to market myself (I save that for marketing my client's homes!).
So I decided not to compete with the mega-producers and just be myself. I've taken the very unusual step of limiting the number of buyers and sellers I'll work with at any one time, so I can give each one the attention they deserve.
I have a casual and friendly style, which works surprisingly well when it comes to negotiating on your behalf. I see negotiating as working through every problem to a resonable solution that my client is satisfied with, not being loud and beligerant and butting heads until everyone gets angry and walks away.
I'm happy to say that I've successfully helped all kinds of people buy and sell homes; first-time buyers to senior citizens; couples, singles, and people in the midst of switching from one status to the other; people moving into the state and people moving out; multi-generational families, families with special-needs members; pretty much everyone!
I have some pretty old-fashioned ideas - for instance, that a person should actually work for the money they get paid; but also love to stay up with technology and the best way to do business in today's market. I love email and check it several times a day, and I answer my phone whenever possible or return calls, usually within an hour.

I have often thought that what you're proposing would be a better way to do business. You probably know how much a local agent would stand to make on a Wash Park deal, so most agents would say, "Why should I work for so much less?" You're looking for an agent who is hungry enough to think, "Something's better than nothing". That's not me - I'm not desperate for business, but I really enjoy doing things differently. Certainly, you need to speak with a mortgage professional. But if I was in your shoes I would expect that your scenario was do-able. Banks do want more down payment to buy a second property for investment purposes, but since you'll be buying the new one as your primary residence, that shouldn't be a concern. To answer your question, I looked the property up in public records and noted that it's tax value is $527,400. That number's often moot when assessing value for sale, but it's a good place to start.
Then, I looked up in the MLS all the actives and sold properties in Genesee Reservation. There were five that have been sold since August 2005, but none this year. So these comps are old, but just FYI:
23444 Wayne's Way sold for $760,000 in August of 2005. It was bigger, at 5008 square ft.
23569 Shingle Creek Road sold for $527,500 in Sept of 2006. It had a much smaller lot
23715 Wayne's Way sold for $690,000 in December 2006 but also had a smaller lot
23421 Morning Rose Drive sold for $629,900 in March 2007. It's lot is comparable, but the house is smaller
23714 Wayne's Way sold for $916,500 in April 2007. The house is bigger, lot is smaller.
At this point, automatic valuing systems would probably base the sales value of the subject home on the average price per square foot and amenities such as number of bedrooms and bathrooms. However, because the comps are old and the sold prices are all over the place, the only reasonable way to determine value is to visit the property. Differences such as view, decor, proximity to road, should be assessed and compared for each property.
At least that's what I'd do if you were wondering about value because you want to buy or sell the property. If you are re-financing, the lender will have an appraisal done. - Sat Oct 4 2008, 08:23
