FHA 203k Loan

I would recommend you work with a trusted lender and they can give you an updated status on the current FHA loan rules. It is difficult to keep up with all the changes taking place and will continue until this market gets back on track.

At this time there are plenty of homes for sale in the areas you have mentioned. It is very difficult to advise you with just a few e-mails . I recommend you find an agent that is willing to sit down with you and find out what is you want and help you find your home.

I'm sorry you were not able to purchase the home you thought would be the house you would soon make a home. I believe that this just was not the home for you. For whatever reason the seller is still not realistic with respect to the market. I would take a close look at the seller’s situation and see if it would have been worth pursuing as not to waste your time. Even at the high end of your price you will be below average price in some of these areas. Not knowing what you are looking for it is difficult for me to advise you. Example: 129 homes for sale in Jefferson Park Area, Average list price today $389,000. I believe that this is high due to some new construction in the area that is driving the average price up. It is closer to $350K.

Now, is the time to buy. Prices are always negotiable and you are a strong buyer. A good realtor would be able to negotiate the best deal for you. Properties prices are at the low end and if you find a home/area you like why not go for it. I would tell you that whatever you buy in this market will need to be a long term (5 year) commitment. It is highly recommended you go into what might be the largest purchase you make in your lifetime, represented by an attorney. Think of it as insurance we all have it but not all need it.
